Design Concept

Turn a project idea into a property-specific concept, layout direction, and scope you can act on.

Who it's for

Homeowners and contractors who know roughly what they want but need it made concrete before spending on drawings.

What you provide

  • Project type and goals
  • Service-specific photos or video
  • Measurements, plans, or address when available

What you get

  • Project-specific concept visualization
  • Preliminary layout or plan direction
  • Scope and material direction
  • Planning cost band
  • Permit-path and professional-review flags

Concepts are preliminary design direction. They are not construction documents and do not replace licensed architectural or engineering services.

Estimation

A documented, trade-by-trade cost plan with the assumptions, exclusions, and confidence level written down.

Who it's for

Owners validating a budget, contractors pricing work, and anyone who needs a cost plan a lender or partner will read.

What you provide

  • Project location and scope
  • Plans, photos, or measurements
  • Finish level and target schedule

What you get

  • Trade-by-trade cost breakdown
  • Material and labor planning ranges
  • Quantity and scope assumptions
  • Regional cost reference basis
  • Allowances, exclusions, and risk notes

An estimate is a priced opinion based on the stated scope and assumptions. It is not a bid, a contract price, or a guarantee of construction cost. Professional review is included only on the reviewed tier.

First-hour summary; full site plan in 2–5 days

Site Plan

Understand the parcel — constraints, buildable area, and what fits — before design or permits.

Who it's for

Anyone adding to, subdividing, or building on a property, and developers screening a site before deeper spend.

What you provide

  • Property address
  • Project goal and approximate footprint
  • Survey or site documents when available

What you get

  • Parcel and available zoning-source summary
  • Preliminary setbacks, overlays, and buildable-area diagram
  • One proposed footprint with assumptions
  • Source, date, coverage, and confidence labels
  • Downloadable preliminary report

Preliminary and not for construction unless professionally reviewed. Not a boundary survey. Source coverage and accuracy vary by jurisdiction, and every finding is labelled with its source and confidence.

Permitting

Identify the jurisdiction, the permits your scope needs, and every document required to file.

Who it's for

Owners and contractors who need to know exactly what an agency will ask for — anywhere in the US.

What you provide

  • Project address and complete scope
  • Existing plans or sketches
  • Known violations, approvals, or agency correspondence

What you get

  • Confirm the correct permitting authority and permit type
  • Identify every application form, plan, and supporting document required to file
  • Verify agency fees, submission portal, and applicant authorization steps
  • Sequence zoning, building, trade, and prerequisite approvals
  • Deliver a filing-ready action plan that closes missing-document gaps

Kealee prepares permit packages, coordinates with agencies, and assists with filing. Kealee does not issue permits. Approval, fees, and timelines are set by the jurisdiction and cannot be guaranteed.

Available nationwide

Kealee serves all 50 states and the District of Columbia. We identify your state, county, and city from the property address, then use automated jurisdiction data where it exists and manual research and professional review where it does not. Availability is nationwide; the level of automation varies by location, and every deliverable tells you which applies to yours.

Every result shows its jurisdiction, data source, coverage level, confidence, and what still needs confirmation. Kealee never states zoning, setback, permit, code, fee, or approval information it has not verified against a named source.

How it works

From an address to a deliverable

  1. 1

    Tell us about the property

Enter the address and project type. We identify the state, county, and city, and show you the data coverage for that location before you pay.

  2. 2

    Upload what you have

Plans, photos, surveys, or a solicitation package. Nothing is required — we tell you what is missing and what each missing item costs you in accuracy.

  3. 3

    Get your missing-information checklist

Before you commit, you see exactly what we have, what we still need, and what we will assume if it never arrives.

  4. 4

    Pay or request pricing

Fixed-price products check out online. Scope-dependent work goes through a quote request instead — you are never charged before scope is agreed.

  5. 5

    We produce the deliverable

Automated where the data supports it, by hand where it does not. Your order page shows the live status and who it is waiting on.

  6. 6

    Review, download, continue

You get an email when the package is released, with every assumption and source listed — then the next preconstruction product if you want it.

Trust & quality control

How we keep AI output honest

Every number has a source

Assumptions, source, data date, and confidence are attached to every generated result. Unknowns are listed as unknowns, never filled in.

Humans in the loop by design

Where jurisdiction data is thin or the stakes are high, a Kealee reviewer works the order by hand. You can see the review status on your order page.

We do not overstate what we are

Kealee output is preconstruction planning work. It is not an architectural, engineering, legal, code, or jurisdictional approval, and we say so on every deliverable.

Failures are visible

If automation cannot complete your order, it is routed to a person and the status says so. Paid orders are never left silently unfinished.

Frequently asked questions

Do you work in my state?
Yes. All four products are available in all 50 states and DC. What varies is how much of the jurisdiction research is automated. Where we have no automated data source, we do the research manually and label the result "Manual review required".
Can Kealee get my permit approved?
No. Kealee prepares permit packages, coordinates with the agency, and assists with filing. Only the jurisdiction issues a permit. We cannot guarantee approval, fees, or timelines, and we will not tell you otherwise.
Is a Kealee concept the same as architectural drawings?
No. Concepts are preliminary design direction to help you decide on scope and budget. They are not construction documents and do not replace a licensed architect or engineer. When your project needs stamped drawings, we say so and can coordinate that separately.
Is the estimate a bid?
No. It is a documented, priced opinion based on the scope and assumptions listed in the report. It is not a contract price and does not commit any contractor to build at that number.
What if I only have an address and an idea?
That is enough to start. We will tell you what we can determine from public data, what we are assuming, and what would need to be confirmed. You can add plans or a survey later and we will update the package.
What if you cannot complete my order?
It goes to a person, the status on your order page changes to reflect that, and we contact you. If we genuinely cannot deliver what you paid for, we refund it.
Who can see my documents?
Your order and uploads are tied to your order record and reachable only through your own emailed link or a signed-in account matching the email on the order.

Kealee uses AI to accelerate research, drafting, and visualization. AI output is always labelled with its assumptions, sources, confidence, and review status, and is reviewed by a person before release wherever a deliverable depends on jurisdiction-specific facts.
